I’m going to pretend that I’m advising one of my brothers or sisters who lives out of state how to choose an agent to represent them. What’s the first thing I’m looking for? I’m looking for somebody who’s experienced. I’m going to assume that you’ve already gotten past the point where you’re not going to let your Aunt Betsy represent you who’s only sold two houses in four years. I’m hoping you’re past that and you’ve found somebody who is experienced, who’s sold millions, probably tens of millions of dollars worth of properties, who’s seen low dollar properties, who’s seen high dollar properties, who’s gone over a few speed bumps, who’s seen some crazy inspection reports, who’s dealt with some very picky buyers, who’s had to deal with some difficult mortgage brokers or lenders. That’s an experienced agent. That’s number one.
What’s number two? Somebody who’s honest. You know the feeling you get when you meet somebody and you just don’t quite trust them, or somebody who may be trying to pull a fast one or you catch them in a white lie. That’s not somebody who you want to work with as an agent. I don’t care if they were referred to you or recommended to you. If you don’t trust them, what’s the point of even having an agent? Why not just go buy a house yourself?
The third thing that I would be looking for is somebody who’s committed to you, to tell you the truth, somebody who’s going to be honest to you, advise you, be like an advocate for you, or even almost like an attorney. Not somebody’s who going to sell you a house. An agent should not be a salesperson trying to help you decide to pick the first or second house that you look at. They want to help you find what you’re truly looking for. They should be listening to what you tell them that you want. They should be an advocate to help protect you through the process so that you are happy with your house and that you will hopefully refer more people to them in the long run.
That’s what I would tell my brother or my sister who’s looking for an agent out of town. That’s what you should be looking for in an agent. That’s it, guys. See you.
